Another question people always ask is, do I really need title insurance? And the answer is, 99% of the time, the answer is, “Yes.” People have insurance, you know, for their car, they have health insurance, and when they buy their largest, you know, item in their life, not to have title insurance would be a very big mistake.

Why Title Insurance?

Title insurance provides you peace of mind, it provides you a sense of protection, and it ensures you that something has not gone wrong with the title, because if something has gone wrong, you need to be able to reach out and have someone be able to know their way around the system, and if necessary, write you a check for the money that you’re out, if, in fact, you find out that the property you really bought is not yours.

And people say, “Well, that doesn’t really happen.” I’ve been a real estate lawyer now for over 30 years. We have seen everything, and I will tell you that title insurance has bailed a lot of my clients out over many years, and I don’t know of many circumstances where I would advise someone, as a legal matter, not to get title insurance.
