Full Transcript: Next question is, will my real estate agent know anything about the title to the home? And, you know, a really good estate agent probably would have already reached out and done a title search report to make sure that you as the seller, if that’s who the realtor is going to be representing, knows that…what the mortgages are on the property, that the real estate taxes have been paid and that there are really no outstanding issues that could gum up or delay a closing.

If it’s a buyer, a real estate agent who’s representing the buyer, they probably will not know anything initially about the title until such time that the title agency gets involved or the escrow agent gets involved and issues an initial title commitment which is the preliminary report that’s based on the title search report that ultimately converts into a title insurance policy after the closing.

So the answer is, your real estate agent usually should have some familiarity with title, they’re not experts at it, but they did have to study that on their exam. I only know that because I’ve taken the exam myself and, of course, past years ago, and so, there is a whole section on title insurance. So they should be somewhat familiar with it but you wouldn’t want to go to them for definitive advice on title because that’s not their job.

So, bottom line, if you have questions about title, you would typically go to a closing attorney or a real estate attorney who would know best about those kinds of issues.
