Full Transcript: Hi, Roy Oppenheim here again. A lot of times people ask me, what is a title search report or a title report? And that is basically…for the most part it’s done by computer now. A computer search of the title records for your particular property to see who owns the property, what liens are on the property, and to make sure that the current owner, who currently has the property, has a good title.

It’s not title insurance, because it’s not an insurance policy, but it’s the guts that are used in order to create a title insurance policy, or a title insurance commitment, in that it’s the research that goes behind the title policy.
