Full Transcript: Lot of times people ask me, “What does title really mean? What is title?” Well, obviously in the real estate context, it means proof of ownership, that you’re getting good ownership of a piece of real estate. With a car, of course, it’s your car title. In real estate, what one has to do though, is one has to go back as much as 30 years or maybe even all the way back to when the United States was founded, in some cases, and check how a piece of property went from, maybe from England or from Spain, then to the United States government, and then it gets sold or transferred out numerous times over many, many years.
And frequently, today, we usually go back 30 years because you find usually a good title policy that provides title insurance to a certain point in the past, and then you go forward from that point. So, what title is, is really the history of that piece of real estate, to ensure that the party that’s selling you that real estate really has good and marketable title, and the right, the legal right, to sell you that real estate.
If they don’t have that legal right to sell it to you, you’re not going to be conveyed good title.
